Housing sales rose 16 per cent to Rs 9.33 lakh crore last fiscal across 75 major cities in India despite a marginal 1 per cent drop in the number of homes sold to customers, according to Liases Foras.

On Monday, Liases Foras Real Estate Rating & Research Pvt Ltd released the data for India's 75 housing markets.

As per its data, the housing sales fell 1 per cent to 7,09,793 units during the 2025-26 fiscal from 7,19,029 units in the preceding year.

In terms of value, sales increased 16 per cent to Rs 9,32,965 crore during the last fiscal.

New supply of residential properties rose 10 per cent to 6,20,842 units last fiscal across these 75 cities.

''Housing sales across 75+ cities are staying largely flat despite economic concerns, while new housing supply surged nearly 10 per cent year-on-year. This pushed unsold inventory up by 13 per cent to around 12 lakh units, reflecting growing supply accumulation,'' Liases Foras said.

According to the research firm, sales declined to 5,07,850 units across top eight cities during 2025-26 from 5,09,211 units in the preceding year. In tier II-III cities, the sales fell 4 per cent to 2,01,943 units from 2,09,818 units.

''Among the top eight metros, the Mumbai Metropolitan Region (MMR) ranked first, accounting for 23.7 per cent of pan-India annual sales and recording a 4 per cent year-on-year growth,'' the report said.

Bengaluru ranked second, with a 9.9 per cent share of the pan-India market. Despite being second in marketable supply, Pune recorded a 25 per cent year-on-year decline in annual sales.

Liases Foras said the housing price index rose 3 per cent annually during the 2025-26 financial year. There are nearly 18,000 real estate developers in these 75 cities.
