The New Zealand Government has launched a search for experienced operators to restore and run the historic Chateau Tongariro, signalling a major step toward revitalising one of the country’s most iconic tourism landmarks.

Conservation Minister Tama Potaka announced the opening of a Request for Proposals (RFP) from 19 March 2026, inviting private sector and institutional partners to bring forward plans that combine heritage restoration with sustainable commercial operation.

Landmark Asset at the Heart of a National Park

Situated in the centre of Tongariro National Park, a UNESCO World Heritage site, the Chateau Tongariro holds deep cultural, historical, and tourism significance.

“The Chateau is a landmark many New Zealanders have visited—from family holidays to school trips—and a key destination for international visitors,” Potaka said.

Once a flagship alpine hotel, the Chateau has long been central to the region’s tourism identity, drawing visitors to the North Island’s volcanic plateau and surrounding natural attractions.

Balancing Heritage, Culture and Commercial Viability

The Government is seeking proposals that go beyond simple redevelopment, emphasising a multi-dimensional approach that integrates:

  • Heritage preservation of the historic building and its associated structures

  • Respect for tangata whenua values and aspirations

  • Alignment with the environmental and cultural significance of Tongariro National Park

  • A commercially viable operating model to ensure long-term sustainability

“We are looking for proposals that balance commercial viability with conservation values and the unique character of the park,” Potaka said.

Tourism and Regional Economy Boost

Restoring the Chateau is expected to deliver substantial benefits for the central North Island, including:

  • Revitalising a major tourism anchor in the region

  • Increasing visitor numbers and length of stay

  • Supporting local businesses and hospitality sectors

  • Creating jobs and economic activity in surrounding communities

Industry observers note that reopening the Chateau could significantly enhance the appeal of Tongariro National Park as a year-round destination.

Strategic Use of Public-Private Partnership Model

The RFP process reflects a broader Government strategy to leverage public-private partnerships in managing high-value heritage assets.

By seeking experienced operators, officials aim to ensure:

  • Access to specialist restoration expertise

  • Strong financial capability to undertake complex redevelopment

  • Long-term operational success without compromising conservation principles

Safeguarding a National Icon

The Chateau Tongariro is widely regarded as one of New Zealand’s most recognisable heritage buildings, and its restoration is seen as critical to preserving both its legacy and its role in the country’s tourism future.

The RFP process will assess proposals on their ability to:

  • Restore and maintain the building to high heritage standards

  • Operate in harmony with the national park environment

  • Deliver enduring value for visitors, local communities, and iwi

Next Steps in the Redevelopment Journey

Interested parties will now begin submitting proposals outlining their vision, investment plans, and operational strategies. The Government is expected to evaluate bids based on a combination of cultural, environmental, and economic criteria.

If successful, the project could mark the beginning of a new chapter for Chateau Tongariro—transforming it into a modern, sustainable destination while preserving its historic character.
