The Maharashtra state planning body, Cidco Friday approved the second phase of town planning scheme in Navi Mumbai Airport Influence Notified Area (NAINA) project, an official release said. The first phase of the scheme which is aimed at land pooling and reconstruction of town planning was sanctioned by Cidco board in September last year.

According to Cidco release, While giving the necessary permissions for the ambitious Navi Mumbai International Airport project in 2011, the Union Environment and Forests Ministry had put the condition of planned and orderly development of the area surrounding the airport. It was to ensure smooth integration of the surface traffic and other activities with the Navi Mumbai airport in the Mumbai Metropolitan Region. Cidco was chosen as the special planning authority for its implementation.

Accordingly, an interim development plan was prepared by Cidco and was sanctioned by the State government in April 2017, covering 23 revenue villages, covering an area of 37 sq kms. Cidco opted for development through TPS, a mode of development pioneered by Maharashtra. The TPS-2 measuring 194 hactres covers six villages in area and has a participation of about 350 land owners. The beneficiaries under TPS II will get 40 percent of their original entitlement as final plot and are also entitled to develop it with an FSI of 2, Cidco said, adding the remaining 60 percent land shall be utilised towards infrastructure development of the scheme.
