Embassy Office Parks REIT reported a 3% increase in net operating income to Rs 757.5 crore for the June 2024 quarter, distributing Rs 530.8 crore to unitholders.

The net operating income stood at Rs 737.6 crore in the corresponding period last year. The company declared a distribution of Rs 5.60 per unit for the first quarter of 2024-25.

"We are delighted to report another excellent quarter of strong leasing across our portfolio," said Aravind Maiya, CEO of Embassy REIT. This quarter, the company leased 1.9 million square feet, marking a 70% YoY increase, with notable activity in Bengaluru, Noida, and Chennai.

The company has also initiated a new redevelopment project at Embassy Manyata in Bengaluru. Maiya highlighted the impressive growth in distributions by 4% YoY and surpassing the 1,00,000 unitholder mark.

The quarter's leasing activity was mainly driven by Global Capability Centres, contributing 70% of the total activity. For the fiscal year 2024-25, Embassy REIT reaffirmed its NOI guidance in the range of Rs 3,210-3,350 crore, expecting a 10% growth in NOI and a 7% increase in distribution per unit.

Embassy REIT, India's first publicly listed Real Estate Investment Trust, operates a portfolio comprising 51 million square feet of office space in major cities like Bengaluru, Mumbai, Pune, NCR, and Chennai, serving 258 leading global companies.
