In a significant infrastructural advancement, the central government has sanctioned Rs1,878.31 crore for the construction of a six-lane Zirakpur bypass. This flagship project is part of the PM Gati Shakti National Master Plan, designed to alleviate congestion in the busy Zirakpur-Chandigarh corridor. Extending 19.2 km, the bypass will provide seamless connectivity linking Mohali, Panchkula, and the forthcoming international airport, significantly reducing traffic bottlenecks.
Expected to fuel a marked increase in real estate investment, analysts foresee a 25-30% surge in commercial property demand along this newly established route. This infrastructure initiative is coherent with Punjab's vision to establish Zirakpur as a satellite business hub, drawing investors seeking high-return corridors fortified by government-backed infrastructure projects.
Strategically positioned on PR7 Airport Road, Motia Guildford Square is set to capitalize on the bypass's transformative potential. This mixed-use development, featuring high-end retail spaces, fine dining options, and entertainment zones, is strategically placed to benefit from increased traffic and rising disposable incomes. With an 85% pre-leasing occupancy and proximity to IT hubs, it promises significant footfall and rental yields, appealing to both entrepreneurs and institutional investors keen on Zirakpur's burgeoning commercial environment.
