UP RERA Instructs Authorities to Clarify Project Completion Details
UP RERA has mandated that housing and industrial development authorities in Uttar Pradesh specifically identify completed parts of projects before issuing part-wise completion or occupancy certificates. The regulator emphasized the importance of ensuring these details match the registration information to avoid confusion and protect homebuyers.
The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has mandated that all industrial and housing development authorities in the state must clearly identify parts of projects before issuing part-wise completion or occupancy certificates.
According to the state real estate regulator, inconsistencies have been found between the names of completed towers, blocks, or units mentioned in certificates issued and those provided by promoters during project registration with UP RERA. This discrepancy raises doubts among homebuyers regarding the completion status of their respective units or towers.
In official communications, UP RERA has instructed authorities to ensure the names listed in part-CC or part-OC certificates match the registration or sale agreement details. The regulator also emphasized that issuing temporary completion or occupancy certificates is not permissible under current laws and may harm homebuyers.
To further prevent mismatches, planning authorities are advised to obtain marketing names and unit numbers from promoters during the map sanction application process, ensuring clarity about project completions.
UP RERA aims to standardize the sector, protecting homebuyers' interests and minimizing litigation, according to Chairman Sanjay Bhoosreddy.
