The Delhi Development Authority (DDA) is setting the stage for an ambitious redevelopment of group housing complexes across the city, according to officials. The plan is part of a comprehensive exercise to upgrade residential areas, aligning them with the 2021 Master Plan of Delhi and the Transit Oriented Development (TOD) policy.
The TOD policy is a pioneering urban model introduced to optimize the city's transit infrastructure. The goal is to encourage sustainable urban mobility and better utilize land through compact mixed-use development. This model could substantially boost public transit ridership, alleviate vehicular congestion, and reduce pollution over the long term.
A public notice has called for companies to craft plans under these redevelopment guidelines, allowing a significant increase in the Floor Area Ratio (FAR) for certain areas. While this provides an incentive for urban revamp, the policy includes exceptions for zones like the Lutyens Bungalow Zone. The first residential project under this initiative is the 'DDA Towering Heights' at Karkardooma, aiming for possession by July 2026.
